On a construction project the electrical installation is decided long before anyone pulls a cable. It is decided in the drawings, in the coordination meetings, and in how well the electrical scope was understood when the program was set.
This is what electrical work looks like on a build, and where it most often goes wrong.
The stages, and why the order is fixed
- Design and load assessment: what the building will actually run
- Temporary supply, so the site itself has power safely
- First fix: containment, cabling and boxes before anything closes
- Inspection at the points required, before covering work
- Second fix: devices, fixtures and equipment connections
- Testing, commissioning and handover documentation
The sequence is not administrative. Work covered before inspection generally has to be uncovered again, and that cost lands on the program as well as the budget.
Load assessment is the foundation
Everything else follows from what the building has to run: cooling, lighting, equipment, vehicle charging, and whatever the occupier plans that was not in the original brief.
Underestimating it is the expensive error, because correcting the service size after the building is up is far harder than specifying it correctly at the start. Where the eventual occupier is unknown, provision for growth is worth designing in deliberately.
Coordination is most of the job
Electrical work shares its routes with mechanical services, plumbing and structure. The conflicts are resolved on paper or they are resolved on site with an angle grinder and an argument.
- Ceiling voids, where ducting, pipework and containment all compete
- Penetrations through structure, which need agreeing rather than improvising
- Equipment positions the architecture assumes but the drawings do not show
- Access for maintenance after handover, which is nobody's priority until it is needed
Temporary power deserves proper treatment
Site supply is genuine electrical work, not an afterthought. It carries tools and equipment in wet, dirty, physically demanding conditions, and it is used by people from every trade on site.
It needs the same protection, inspection and maintenance as permanent work — and in this climate it also needs to survive sun, humidity and storms for the length of the build.
Building for the local environment
South Florida construction is shaped by wind and water, and electrical installations sit inside that. Where service equipment is located, how outdoor installations are protected, and what happens to the building in a storm are all part of the design rather than details.
Concrete construction also shapes the electrical program: routes have to be planned into the structure rather than cut afterwards, which puts more weight on early coordination.
Where construction electrical projects slip
The delays are rarely the electrical work itself.
- Design information arriving late, so first fix starts on assumptions
- Client changes after routes are set, which is the expensive kind of change
- Equipment with long lead times ordered too late — switchgear especially
- Inspection scheduling, which is outside the contractor's control
- Other trades occupying the routes that were coordinated for cabling
Most of these are visible weeks ahead. Long-lead equipment in particular should be identified at the start, because no amount of labor recovers a switchboard that has not arrived.
Handover is a deliverable
The electrical installation is not finished when it works. It is finished when the people who will operate the building can do so.
- Test results and commissioning records
- Accurate panel schedules and labeling
- As-installed drawings, reflecting what was actually built
- Manuals for equipment and controls
- Permit close-out and inspection sign-off
Handover documentation is what makes the next twenty years of maintenance possible, and it is the first thing squeezed when a program slips.
Working on a build
Construction electrical work rewards early involvement more than almost any other trade, because the expensive decisions are made before the first cable is run.
