New construction is the only time lighting can be done without compromise. Nothing is closed up, circuits can go anywhere, and controls can be planned rather than retrofitted.
It is also the point at which lighting is most often deferred — decided late, from a catalogue, after the electrical layout is already fixed.
Lighting design comes before electrical layout
The order matters. A lighting design determines what fixtures go where, which determines the circuits, the switching and the control wiring.
Where the electrical layout is set first, the lighting ends up distributed to suit the wiring rather than the space — which is how rooms end up with a fixture in the middle of the ceiling and nothing where it is needed.
Design from how each room is used
- Where people work, read, cook or prepare
- Which surfaces and features are worth lighting
- How much daylight each room gets, and from which direction
- How the room is used at different times of day
- Where switches need to be for the way people actually move through
These answers produce the layout. Fixture selection follows them rather than leading.
Provision costs almost nothing now
During first fix, running an extra circuit, adding a neutral at switch positions, or leaving containment for a future run costs a fraction of doing it later.
- Neutrals at every switch position, so any control can be used later
- Circuits for outdoor and landscape lighting even if the scheme comes later
- Provision at feature positions that may be developed — an island, an alcove, artwork
- Spare capacity and spare ways at the panel
The rule that serves people well: provision generously, fit conservatively.
Coordinate with the ceiling before it exists
Recessed lighting has to coexist with structure, ducting, pipework and insulation. On paper that is a conversation; on site it is a compromise.
Fittings also need to be rated for the conditions above them, and in concrete construction the positions have to be planned into the work rather than cut afterwards.
Where new builds still get lighting wrong
Even with everything open, the same mistakes recur.
- Fixtures centered on rooms rather than positioned for what happens in them
- Too few circuits, so a whole floor switches together
- Switch positions that ignore how people enter and leave
- No provision for outdoor lighting because landscaping was not designed yet
- Recessed fittings laid out symmetrically on a drawing and awkwardly in reality
Every one of these is free to avoid at design stage and expensive to correct once ceilings and walls are finished.
Consistency across the property
Nothing marks out a poorly specified installation faster than inconsistent light. Color temperature that varies room to room, or within a single sightline, reads as wrong even to people who cannot say why.
Deciding a consistent temperature and a consistent quality of light across the property, with deliberate exceptions where a space justifies one, is a specification decision worth making explicitly.
Outdoor lighting belongs in the first-fix plan
Exterior and landscape lighting is far easier before landscaping is finished and paths are laid. Cable routes, transformer positions and supply points are simple to place at that stage.
In this climate, outdoor fittings and their connections need to be specified for humidity, salt air and driving rain from the outset, since it is the connections rather than the fittings that usually fail first.
Planning lighting on a build
The lighting on a new build is decided at first fix whether or not anyone has designed it. Deciding it deliberately costs very little more.
