Lighting is usually the largest electrical load a commercial property can actually do something about. Air conditioning is bigger, but it is harder to change without changing the building.
A lighting upgrade is therefore one of the few electrical projects with a straightforward operational case — provided it is scoped around how the premises are used rather than around the fittings alone.
Why retrofits underperform
Most disappointing upgrades follow the same pattern: fittings are swapped one for one, and nothing else is reconsidered.
- The original layout was designed for different fittings with different distribution
- Controls are left as they were, so lights still run when nobody is present
- Color temperature is chosen by price and looks wrong for the space
- Emergency lighting is treated as separate and quietly left behind
A survey of the actual space, and of how it is used through the day, is what separates an upgrade from a swap.
Controls usually matter more than fittings
Efficient fittings running unnecessarily are still running unnecessarily. Occupancy sensing, daylight response and time scheduling address consumption that no fitting choice can.
Daylight response is particularly relevant here, because South Florida has abundant natural light for much of the year and perimeter areas frequently need far less artificial light than they get.
Controls also need commissioning. A sensor with default settings in the wrong location produces either dark rooms or lights that never switch off, and both undermine the project.
Light quality affects the business, not just the bill
Consumption is the easiest thing to measure and rarely the most valuable outcome.
In retail, color rendering determines whether stock looks like it does in daylight, which affects what customers think they are buying. In hospitality, color temperature and dimming set whether a room feels right at the hour it is used. In workshops and back-of-house, adequate task light affects error rates and safety.
Specifying purely on efficiency and price reliably produces a space that costs less to light and performs worse, which is a poor trade in a business that depends on how its space feels.
The parts of the space people forget
- Back-of-house areas, which often run longest and get the least attention
- Exterior and parking lighting, where hours are long and the environment is harsh
- Emergency and exit lighting, which has its own testing requirements
- Signage, where the operating hours are usually longer than anyone assumes
Knowing whether it worked
An upgrade should be measurable, and it is worth deciding how before it starts.
- Recording consumption for a representative period beforehand, so there is a baseline
- Noting operating hours by area, because that is what controls will change
- Checking light levels in the spaces that matter after the work, not just at handover
- Asking the people who use the space whether it is better, which catches problems numbers miss
Without a baseline, the result is a matter of opinion — and where a project relies on a utility program or an internal approval, an unmeasured outcome is difficult to defend.
Doing it without closing
Most commercial lighting work happens in premises that stay open, so the project is staged around trading rather than the other way round.
That usually means working by area, out of hours where the space cannot be disturbed, and agreeing in advance what will be off and when. It also means the electrical work is the easy part of the schedule and access is the hard part.
Scoping an upgrade
The useful starting point is a survey: what is installed, how the space is used through the day, and where controls would do more than fittings.
