Commercial electrical work carries requirements residential work does not, and most of the difference comes down to one thing: other people. Staff, customers and tenants rely on the installation, and responsibility for its condition sits with whoever controls the premises.
This is an overview of where commercial work differs, and where projects most often run into trouble.
Occupancy changes the requirements
What a space is used for drives what its electrical installation must do. A restaurant, a medical suite, a warehouse and an office have materially different requirements even in the same building.
This matters most during a change of use. Taking over a space that was previously something else frequently means the electrical installation needs work before the new use is permitted — and that is far cheaper to discover before signing than after.
Egress, emergency lighting and life safety
Commercial premises carry requirements around emergency lighting and exit marking that homes do not, and those systems need periodic testing rather than installation and neglect.
Emergency lighting relies on batteries, and batteries have a service life. A system that has never been tested since installation is a system nobody can say works.
Working in an occupied building
Most commercial electrical work happens in premises that cannot simply close. That constrains everything: when circuits can be taken down, how areas are isolated, and how the work is staged.
- Shutdowns planned around trading hours rather than the contractor's convenience
- Temporary arrangements where something genuinely cannot be interrupted
- Coordination with other trades, building management, and sometimes neighboring tenants
- Clear communication about what will be off and for how long
Three-phase supply and what it means for equipment
Many commercial premises are supplied with three-phase power, which residential properties generally are not. It suits motors and larger equipment, and it is why some machinery specified for a commercial site simply cannot be run at a residential one.
The practical points are worth knowing before ordering equipment. Loads should be reasonably balanced across the phases rather than concentrated on one. Motors care about rotation direction, which is set by how the connection is made. And equipment ordered on the assumption of a supply the premises does not have is an expensive mistake that surfaces at installation.
Confirming what the unit actually has, and how much of it is spare, belongs at the start of any fit-out.
Who owns what in a multi-tenant building
This causes more delay in South Florida than almost anything else, because so much commercial space sits in shared buildings.
The supply serving the building, the risers and often the main service equipment are the landlord's or the association's. Everything past the tenant's panel is generally the tenant's. Work that crosses the boundary needs approval from whoever owns that side, and their process is part of your timeline whether or not it was in the plan.
Capacity is the usual surprise in a fit-out
The most common commercial project problem is not code interpretation. It is discovering, partway through a fit-out, that the supply serving the unit will not carry the intended use.
Kitchens, medical equipment, server rooms, workshop machinery and additional cooling are all capable of needing more than a space designed as generic retail or office was ever given. Where the tenant's supply is fixed by the building, that constraint shapes the design rather than the other way round.
Establishing the available capacity before the lease is signed is the single highest-value check in a commercial fit-out, and it is routinely left until after.
Documentation is part of the deliverable
For commercial premises the paperwork is not administrative overhead — it is what demonstrates the installation is what it claims to be.
- Permits and inspection results for the work performed
- Accurate panel labeling, so the next person can isolate a circuit safely
- A record of what was found and not addressed
- Test records for life-safety systems, kept where they can be produced
Planning commercial work
The projects that go smoothly are the ones where occupancy, ownership boundaries and shutdown windows are settled before work is scheduled.
