Office electrical requirements have changed faster than office buildings have. Workstations carry more equipment, meeting rooms have become technology rooms, and hybrid working has changed which parts of a floor are actually used.
Most office electrical work is therefore adaptation rather than new installation, and the constraints come from the building.
Power where people actually sit
The recurring problem is distribution rather than capacity: enough power in the building, not enough of it where anyone needs it. The symptom is extension leads and daisy-chained strips under every desk.
- Floor boxes or poke-throughs where desks sit away from walls
- Power integrated into furniture where the layout is settled
- Perimeter distribution for desks against walls
- Dedicated supply for shared equipment rather than sharing a workstation circuit
Which of these is possible depends on the floor construction, and that is worth establishing before a layout is finalized.
Meeting rooms are equipment rooms now
A modern meeting room contains displays, cameras, audio, and something driving all of it. Each needs power and most need a network connection, at specific points determined by where the screen and table go.
Deciding those positions before first fix is the difference between a clean room and one with cabling taped along the floor. It is also considerably cheaper.
Planning for the next layout, not just this one
Office layouts change more often than office wiring does, and a fit-out designed only for the current plan tends to need reworking within a few years.
Distribution that anticipates change — spare capacity at floor boxes, containment with room in it, circuits that can be extended without opening finished surfaces — costs comparatively little at the time and saves a disproportionate amount later.
The same applies at the panel. A board with no spare ways forces a larger project the first time anything is added, which is usually the moment the business least wants one.
Lighting and controls for a floor that is half empty
Hybrid working has made occupancy uneven, and lighting a whole floor for a few people is a daily waste that no fitting choice addresses.
Zoned controls with occupancy sensing let areas light as they are used. Daylight response matters here too — South Florida offices frequently have abundant natural light at the perimeter and run full artificial lighting anyway.
Distribution rooms and the equipment behind the wall
Offices have grown a services footprint that older buildings never anticipated: network equipment, uninterruptible supplies, and the switching for access control and building systems.
That equipment needs a home with adequate supply, cooling and access — not a cupboard that happened to be free. Uninterruptible supplies in particular generate heat and contain batteries with a service life, and both are ignored until something fails on a hot afternoon.
Where a fit-out adds this equipment, the supply and the cooling for the room it lives in belong in the plan from the start.
The building sets the boundaries
In multi-tenant buildings the supply, risers and main service equipment belong to the landlord or association, and anything touching them needs their approval and often their contractor.
Building rules also govern working hours, service lift access and noise, all of which shape the schedule more than the electrical work does. Establishing the available capacity for the unit before committing to a fit-out is the check that prevents the most expensive surprises.
