The question almost always arrives in the wrong order. The equipment is chosen, the space is leased, the opening date is set — and then somebody asks what the unit actually has coming into it. Finding out at that point is expensive in a way that finding out first is not.
What the difference is, in practical terms
Single-phase power arrives as two energized conductors and a neutral, and it is what almost every home and most small commercial units in South Florida are served with. It runs lighting, receptacles, office equipment and modest motors perfectly well.
Three-phase arrives as three energized conductors offset from one another. Because the three take turns delivering power, the supply never drops to zero the way single-phase does between cycles. Motors run smoother and cooler on it, start more easily, and can be built smaller for the same output. That is the whole reason it exists, and it is why the equipment that needs it genuinely needs it.
How to tell what a space has
You can usually answer this in about a minute without an appointment:
- Count the poles on the main breaker. Two poles is single-phase. Three poles is three-phase.
- Read the panel label. It states the configuration directly. 120/240V 1PH 3W is single-phase. 120/208V 3PH 4W or 277/480V 3PH 4W is three-phase.
- Look at the voltage between a hot conductor and neutral. Single-phase gives 120V, and 240V across both legs. The common commercial three-phase system gives 120V to neutral but 208V between any two hots — not 240V, which catches people out with equipment rated for one and not the other.
- Look at the breakers. A three-phase panel will have three-pole breakers in it. A single-phase panel physically cannot accept one.
The 208V point deserves emphasis. A heating element or motor rated 240V will run on 208V, but it will run at noticeably reduced output, and equipment that is not rated for both can be damaged. "It plugs in" is not the same as "it is supplied correctly".
What actually needs it
Three-phase is not better in general. It is required by specific loads, and irrelevant to the rest. In our experience the equipment that drives the question is:
- Larger HVAC and refrigeration compressors, including most rooftop units and walk-in cooler condensers.
- Commercial kitchen equipment — combi ovens, larger fryers, dish machines with booster heaters.
- Elevators, lifts and most machine-shop tooling.
- Larger air compressors, pumps and anything with a motor much above a few horsepower.
- Some medical and imaging equipment.
Retail, professional offices, salons, small clinics and most food service that is not doing volume cooking generally do not need it. If nothing on your equipment list carries a three-phase nameplate, single-phase service with adequate capacity is not a compromise.
If the space does not have it
There are three routes, and they are not equally priced or equally fast.
Bring in three-phase service. This is a utility matter as much as an electrical one, and availability depends on what is already in the street. In an established commercial plaza it is often straightforward. In a converted unit on a residential feeder it can be slow or impractical. This is the option to investigate first, because the answer shapes the other two.
Convert on site. A rotary phase converter or a variable frequency drive can run three-phase equipment from a single-phase supply. This is well-established for a single machine, and less attractive when a whole kitchen depends on it.
Specify single-phase equipment. Frequently the cheapest answer, and the one nobody considers because the equipment was chosen first. Many machines are available in both.
Ask before the lease, not after
The single most useful thing here is timing. Before signing, get the panel photographed and the label read, and confirm what the service is rated for as well as what phase it is. A unit that has three-phase but no spare capacity has a different problem with the same symptom, and both are much easier to price into a negotiation than to discover afterwards.
If a build-out is involved, this belongs in the planning stage alongside the load schedule. Getting equipment supplied correctly once it is in the building is its own piece of work.
